CityPlace Rentals offers a streamlined process to help you find and secure your ideal home. Please review the criteria below to ensure you meet the qualifications.

We DO NOT accept unemployment as income and we DO NOT accept Section 8
Rental Criteria
Credit Score:
- Minimum 620
Monthly Income:
- Three-and-a-half times the monthly rent amount
Employment:
- Minimum 6 months at the current job
Financial History:
- No bankruptcies or foreclosures within the past 2 years
Legal History:
- No evictions
- No felonies
Utility Bills:
- No outstanding utility collections or unpaid utility bills
Landlord Verification:
- Landlord verification form required
- No outstanding balances owed to current or previous landlords
Please ensure you meet these qualifications before applying. If you have any doubts, we recommend refraining from completing the application and paying the fee.

Please read the criteria carefully. If you believe you don't meet these qualifications, we advise against completing the application and paying the fee.
Proof of Income:
- Each applicant must provide the two most recent pay stubs from their employer
- If employment is about to begin, an offer letter on company letterhead is required
- Self-employed applicants must submit the previous two years filed tax returns and a current P & L
Income Threshold:
- Each applicant must individually show three-and-a-half times the monthly rent in gross income for approval
- A married couple can combine their income to qualify
We cannot accept bank statements or employer letters as proof of income. You may be asked to provide your last paystub from the prior year.
Application Fee:
- Non-refundable $50 (plus $3 processing fee) for each adult living in the property. Each adult must complete their own application.
- Each adult over the age of 18 years old must complete their own application.
Processing Order:
- Applications are processed in the order received with all required documents
Approval Process:
- Applications are approved once all aspects of the screening policy are completed and reviewed by the property manager
Property Availability:
- Housing is on a first-come, first-served basis. We do not hold properties until the application is approved and a deposit payment is made.
Owner Approval:
- If you don't meet our screening criteria, your application may be sent to the property owner for approval.
Cosigner Requirements:
- If you have a cosigner, they must meet all qualifications. Having a cosigner does not guarantee approval; the property owner's approval is still required.
